ILLINOIS PEORIA MSA HOTEL SALE

Popular Wyndham franchised Economy Hotel. The hotel is offered fee simple, unencumbered by a management contract and debt. Conveniently located off major interstate, this Midwest Hotel for Sale is ideal for an owner operator. Looking for an asset with upside potential through redevelopment for an alternate use or repositioning of the franchise? You’re at the right place.

LABOR WOES? THINK SMALL

As per latest reports, hiring at hotels fails to keep pace with recovery in room demand, and increased workload is contributing to industry turnover. Due to labor crunch that started with COVID-19, smaller properties proved resilient during the worst time the hotel industry has faced. Deploy your available capital to small-to-midsized properties – a safer bet in current times, easier to bailout if you need a quick sale, and ramp up your revenue with your own overall operating model. Smaller hotels with naturally lower staffing levels and a high staff-to-guest ratio can leave a lasting impression on guests from an experience perspective. Tailor and customize experiences for guests, and give that extra personalized customer service that results in repeat business. Hotel industry optimism is on a roll — the sweet spot continues for small 40-60 guestroom hotels, ideal for an owner operator. Make a quick offer while the hotel is still available for sale!

HOTEL VALUATIONS

Make an informed offer based on current market valuations. Throughout 2021, investors were raising capital to invest in distressed hotels as a result of foreclosures and bankruptcies caused by the pandemic. Though there was some distress, it wasn’t as much as expected, and all that competition and pent-up capital cut into distressed pricing. That has resulted in record pricing, both in terms of the full cost of the hotels as well as the price per key. Generally prices are back to pre-pandemic levels if not higher.

BULLISH MARKET TRENDS

2021 was a turning point for US hotel transactions with a faster than anticipated COVID-19 pandemic recovery. Each quarter’s survey in 2021 showed a considerable year-over-year increase in the number of deals and their valuations. Throughout the year, instead of distressed pricing taking the spotlight, high valuations and prices per key typified hotel transactions. As property taxes go up in primary markets, secondary and tertiary markets are likely to attract high spenders. The competitive hotel deals desirability and momentum has carried over to 2022 with more and more sophisticated real estate investors attracted to the hospitality sector chasing deals with their pent-up capital at record premium pricing due to proportionately low inventory on the market. (Source: CoStar)

INVEST IN A HOTEL OR CONVERT TO MULTIFAMILY

If you have or are a hands-on, motivated operator, adjust the daily rates in an inflationary environment unlike fixed rents in multifamily investments, grow your ADR and RevPAR, and subsequently grow valuations of your hospitality asset.  Adaptive resuse is booming. If time and labor is a constraint, acquire a demographically desirable hospitality asset for the development of innovative multifamily rental housing concepts at an incredible price per room of $25,000, and enhance value through renovation, repositioning or management efficiencies.

WHY SECONDARY OR TERTIARY MARKETS

Many major markets across the country such as New York, Chicago and San Francisco are still struggling and have not recovered from COVID-19. Demand recovery was strongest in rural areas, as travelers gravitated to outdoor locations in search of fewer crowds and the chance for more social distancing. Smart, sophisticated investors won’t necessarily follow the herd mentality, and are moving to locations with more business friendly incentives, lower operational costs, low property taxes, and long-term growth opportunities.

SUMMER CLOSING

Don’t wait!! Close your hotel transaction in summer, expect a higher demand and boost your revenue in peak performing months.
